Rent or Buy in Dubai in 2026? A Guide for Professionals Moving to the City

Should you rent or buy when you move to Dubai? For most people, renting first is the safer choice. Buying costs about 7–8% of the price upfront, plus selling costs later, so it only pays off if you stay for years and prices hold. In our worked example, buying broke even after about ten years with flat prices.
Key takeaways
- Rent first if you are new to Dubai, on probation, or unsure you will stay five years.
- Buying costs about 7–8% of the price upfront. On a AED 1.5 million apartment that is roughly AED 115,000, plus a AED 300,000 down payment.
- Expat residents can usually borrow up to 80% of a first home worth under AED 5 million, so you need at least 20% down.
- Rents fell in every community Savills listed in Q3 2027, from −0.4% to −12.8% year on year.
- Buying wins on time. With flat prices it took about ten years in our example; with prices up 3% a year, about three.
Which decides it: rent or buy? Five questions to answer first
Your time horizon, job security, cash, price outlook and need for flexibility decide it, in that order of importance. Answer these before you compare any numbers.
| Question | Points to renting | Points to buying |
|---|---|---|
| How long will you stay? | Under about five years, or unsure | Many years, with a settled plan |
| How secure are your job and visa? | New role, probation, or a contract that may move you | Stable income and a long-term role |
| How much cash can you commit? | Down payment and fees would stretch you | You can fund both and keep a reserve |
| Where might prices and rents go? | You expect flat or falling prices | You can hold through a flat or falling market |
| What do you value? | Freedom to change area, building or city | Stability, control and a fixed payment |

How long do you need to stay in Dubai for buying to make sense?
If you cannot picture living in the same home for at least five years, rent. Buying has large costs at both ends: about 7–8% of the price to get in and a further 2–3% to get out. Rent, in contrast, only changes at renewal.
Renting first also lets you learn the city. Many newcomers pick a community for the commute, then find after six months that school, lifestyle or office location points somewhere else. If you expect to stay much longer, buying is worth modelling with your own figures (see the worked example below).
What are Dubai rents doing in 2027?
Apartment rents fell year on year in every community listed in Savills’ Q3 2027 report, led by Dubai Marina (−12.8%), Business Bay (−12.2%) and Jumeirah Village Circle (−10.4%).
| Community | Apartment rent, change on Q3 2025 |
|---|---|
| Dubai Marina | −12.8% |
| Business Bay | −12.2% |
| Jumeirah Village Circle (JVC) | −10.4% |
| Al Furjan | −7.5% |
| DIFC | −7.3% |
| Majan | −5.1% |
| Discovery Gardens | −4.3% |
| International City Phases 2 and 3 | −0.4% |

What this means for your decision:
- Rents are easing, not collapsing. Rental transactions rose 16% on the previous quarter to 181,900, and new leases made up 44% of them, up from 36% in Q2. Savills calls it “rebalancing rather than a reversal”, and says the picture varies by location.
- Sales prices are cooling too. The average apartment price was AED 1,817 per sq ft, down 4.8% on Q2, and residential sales were 38% below Q3 2025.
- More supply is scheduled. Savills expects 50,000–60,000 handovers in the second half of 2026 and lists over 525,000 units scheduled for 2027–2030. Delivery dates can slip, so treat this as a risk to watch, not a forecast.
For renters, lower rents mean more choice and room to negotiate. For buyers, they reduce the rent you avoid by owning, which pushes break-even later. Figures differ by building and by source, so check the exact tower you are considering.
How much does it cost to buy a home in Dubai?
Expect upfront costs of about 7–8% of the price, plus your down payment. On a AED 1.5 million apartment bought with a AED 1.2 million mortgage, that is roughly AED 115,000 in fees and AED 300,000 down, about AED 415,000 in cash on day one.
Dubai Land Department (DLD) sets the government fees. Its property sale registration page (updated 3 November 2026) lists a 4% registration fee, shown as 2% for each party, and a registration trustee centre fee of AED 4,000 plus VAT for sales of AED 500,000 or more. A mortgage adds a 0.25% registration fee. Buyers often agree to pay the full 4%, so check your sale agreement.
| Cost | Basis | AED |
|---|---|---|
| DLD registration fee | 4% of AED 1.5 million | 60,000 |
| Agency commission | Typical 2% + 5% VAT (varies) | 31,500 |
| Bank arrangement fee | Typical 1% of loan + VAT (varies) | 12,600 |
| Registration trustee centre fee | AED 4,000 + 5% VAT | 4,200 |
| Mortgage registration | 0.25% of loan, plus about AED 290 admin | 3,290 |
| Property valuation | Typical, set by the bank | 3,000 |
| Title deed and small fixed fees | DLD fee list | about 500 |
| Total | About 7.7% of the price | about 115,000 |

How does an expat mortgage work in Dubai?
Expat residents can usually borrow up to 80% of the value of a first home worth under AED 5 million, so the minimum down payment is 20%. The UAE Central Bank sets the limits.
As quoted by Khaleej Times (30 August 2026) from Central Bank Resolution No. 96/2019:
| Purchase | Maximum loan-to-value |
|---|---|
| First home under AED 5 million | 80% |
| First home over AED 5 million | 70% |
| Second home or investment property | 60% |
| Off-plan property | 50% |
Your down payment must come from your own funds, not from a personal loan or credit card. Banks add their own rules on residency, income documents, employment and existing debt, so a newcomer may qualify for less than the cap. Ask a mortgage professional what you can borrow before you search, and treat any figure as unconfirmed until the bank approves it.
Is it cheaper to rent or buy in Dubai? A worked example
With flat prices, buying overtook renting after about ten years in this example. If prices rose 3% a year it took about three years, and if prices fell 2% a year buying stayed behind.
We compared renting with buying the same home. The inputs are round assumptions chosen to be easy to follow. They are not market data or a forecast, so swap in your own.
| Assumption | Value |
|---|---|
| Home | One-bedroom ready apartment, AED 1.5 million |
| Rent for a similar home | AED 90,000 a year, held flat |
| Service charge | AED 9,000 a year, held flat |
| Mortgage | AED 1.2 million, 4.5%, 25 years: about AED 6,670 a month |
| Upfront costs | About AED 115,000 (see above) |
| Selling costs | 2% agency + VAT, plus 1% early-settlement fee on the loan balance |
| Cost of your cash | 4% a year on the down payment and fees |
| Price change | −2%, flat or +3% a year (scenarios, not predictions) |
Monthly cash flow is close: the mortgage plus service charge is about AED 7,420 a month, against AED 7,500 rent. So the upfront costs and the direction of prices decide the result. The table shows how much better (+) or worse (−) off buying leaves you than renting, after interest, charges, fees, selling costs and the cost of tying up your cash. Repaid principal is not counted as a cost because you keep it as equity.
| Yearly price change | 3 years | 5 years | 7 years | 10 years |
|---|---|---|---|---|
| −2% | −AED 208,000 | −AED 231,000 | −AED 246,000 | −AED 252,000 |
| Flat | −AED 121,000 | −AED 90,000 | −AED 52,000 | +AED 16,000 |
| +3% | +AED 15,000 | +AED 144,000 | +AED 285,000 | +AED 521,000 |

What to take from it:
- Flat prices: buying needed about ten years to come out ahead.
- Falling prices: buying stays behind, because you lose on price as well as fees.
- Rising prices: buying pulls ahead within a few years, but no one can promise that, and 2026 data shows prices cooling.
- Higher rents help buying. At today’s lower Marina, Business Bay and JVC rents, the case for buying is weaker than a year ago.
What are the rules for renting in Dubai?
A landlord can raise your rent at renewal only within set limits, and must give at least 90 days’ notice. Under Decree No. 43 of 2013, as summarised by Gulf News (updated 20 February 2026), the cap depends on how far your rent sits below the average for similar units:
| Your rent vs the average for similar units | Maximum increase |
|---|---|
| Up to 10% below | 0% |
| 11–20% below | 5% |
| 21–30% below | 10% |
| 31–40% below | 15% |
| More than 40% below | 20% |

Check your own case with DLD’s Rental Index, available through Ejari, the Dubai REST app and the DubaiNow app. Rent disputes go to the Rental Disputes Centre. Renting also has upfront costs, such as a deposit, an agency fee, Ejari registration and utility connections. Amounts vary, so get each one in writing.
The trade-off: you pay every month and build no equity, but you can leave at the end of the lease with no sale costs.
Does buying property give you a Dubai visa?
Not automatically. Your residence normally depends on your visa category, which for most professionals comes through an employer or business licence. If your visa is tied to a job, plan for what happens to the mortgage payments if the role ends.
Some purchases can support a longer-term visa, such as the Golden Visa for property worth at least AED 2 million. Eligibility and approval depend on current rules, so read our guide to what qualifies for the Dubai Golden Visa through property and ask a qualified immigration adviser. Don’t buy a property only to get a visa.
Rent or buy: pros, cons and who each suits
| Renting first | Buying now | Who it suits |
|---|---|---|
| Pros: low commitment, no purchase or sale costs, easy to move, rents are lower in several apartment communities than a year ago | Pros: stability, control of the home, fixed mortgage payment, equity build-up | Rent: new arrivals, people on probation or short contracts, anyone unsure of the area |
| Cons: no equity, rent can rise at renewal within the cap | Cons: about 7–8% upfront, price risk, long horizon needed | Buy: secure role, long plan, spare cash after the down payment, a home you want for its own sake |

Frequently asked questions
Is it better to rent or buy in Dubai in 2026 or 2027?
For most newcomers, renting first is the lower-risk choice. Buying costs about 7–8% of the price upfront and more when you sell, so it tends to make sense only if you stay for many years and prices hold.
How long do I need to stay for buying to beat renting?
It depends on rent, price and fees. In our worked example, buying came out ahead after about ten years with flat prices, about three years if prices rose 3% a year, and not at all if prices fell 2% a year.
How much deposit do I need to buy property in Dubai as an expat?
An expat resident buying a first home under AED 5 million can usually borrow up to 80%, so the down payment is at least 20%. You also need about 7–8% of the price for fees. Lenders may set stricter terms.
What are the upfront costs of buying a home in Dubai?
DLD charges a 4% registration fee and a registration trustee centre fee of AED 4,000 plus VAT for sales of AED 500,000 or more. A mortgage adds a 0.25% registration fee. Agency commission and bank fees are extra.
Can my landlord raise my rent in Dubai?
Only within set limits, from 0% to 20% depending on how far your rent is below the average, and with at least 90 days’ notice before the lease ends. Check your case on DLD’s Rental Index.
Does buying property give me a Dubai visa?
Not automatically. Some purchases can support a longer-term visa, such as the Golden Visa for property worth at least AED 2 million, subject to current rules and approval. Ask a qualified immigration adviser.
