About Business Bay
Business Bay is a mixed-use district in central Dubai, next to Downtown Dubai and along the Dubai Water Canal. Master-planned by Dubai Properties, it has developed into a major business and residential address, bringing together offices, homes, hotels and waterfront destinations.
The canal is the big draw in Business Bay Dubai. Plenty of towers look straight onto the water, and the promenade below has cafés and a cycle track. Face the other way and you get Burj Khalifa.
- Bay Square is a pedestrian, low-rise business and food district.
- Peninsula: The waterfront residential complex by Select Group along the Dubai Water Canal, with landscaped public areas and easy access to local eateries and shops.
- Al Habtoor City: a hotel and residential complex along Sheikh Zayed Road
- Marasi Business Bay: a marina and promenade project still under development
Unlike Downtown, where Emaar built most of the towers, properties in Business Bay Dubai come from dozens of developers, Dubai Properties, DAMAC, Omniyat, Select Group, Binghatti and Danube among them. In practice that means a wider spread of prices, finishes and payment plans to choose from.

Advantages and Drawbacks of Buying in Business Bay
Business Bay has real strengths and a few trade-offs. Weigh both before you buy property in Business Bay.
Advantages
- Waterfront in the city centre: you won’t find many canal-view homes this close to DIFC and Downtown.
- Various price points: Business Bay offers purchasers options to neighboring Downtown Dubai with a wide range of developments and rates.
- Established business district: Buyers who value being close to workplaces and commercial activity should give the region some thought due to the concentration of office buildings.
- Wide choice: Business Bay properties range from studios to sky penthouses, ready homes and new launches, across many developers.
- Rising area profile: the area’s upscale attractiveness is enhanced by branded towers like Bugatti Residences and Burj Binghatti Jacob & Co.
Drawbacks
- Ongoing construction: some plots are still building sites, so check what’s going up next door before you commit.
- Peak-hour congestion: the internal roads and Sheikh Zayed Road exits jam up at rush hour.
- Varying building quality: with properties in Business Bay Dubai built by different developers, amenities, finishes and maintenance differs from tower to tower
- Fewer schools inside the area: for most families, the school run means a short drive out of the area.
- New development activity: Because upcoming completions may increase competition between homes, buyers and sellers should look at supply within the specific building type and location.
Business Bay Investments’ Prospects

These numbers show activity in the luxury market that month rather than the real estate industry as a whole.
